The following are our requirements no exceptions:
- 2-Year commitment required.
- Your verifiable gross earnings must be at least three times the asking rent (W2, SSI, disability etc.) unless you are using a housing voucher (e.g. section 8). For example if the asking rent is $1200/mo, your verifiable income must be at least $3600/mo. Unemployment income does not count. As part of our verification process we require proof of income. We must speak to your employer to verify you are still employed.
- Ideally we want applicants to have been employed with their current employer for at least 6 months. If it has not been at least 6 months you must have been with your previous employer at least 1 year and will be required to provide references from your previous employer. This does not apply to section 8 voucher holders.
- If you are self-employed or own a business that generated income for you, I will require a copy of the last 2 years tax returns and 6 months of banks statments from the business account that you use for that source of income to approve you. You must have been earning income from the business for at least 2 years
- Ideally we want applicants to have at least two landlord references. If you do NOT have two landlord references, you must have one landlord reference, pay the last month rent in full up front, have been with your current employer at least one year and we will pull your credit report in this specific scenario. Landlord references cannot be a family member. If you have never rented a house or apartment before you will NOT get approved for the house.
- You must have never been late more than twice with your previous landlords.
- You must have never been evicted for non-payment of rent in the last 7 years in any state and you must not be currently going through an eviction. We do a complete background check to verify.
- You must have gotten back all or most of your security deposit from all of your previous places of residence.
- If you are on the lease at your current residence, you must have been renting from your current landlord for at least 11 months.
- You must NOT have any utility (electric, gas, etc.) judgement or collections in your name.
- Rent is always due on the first of the month. Daily late fees accrue immediately after the first.
- Tenants are responsible for all utilities including water.
- We require a $2100 security deposit. So this means that to move into the property we require the $2100 deposit plus the first months rent to move in. If you take part in our rent reduction program, you will get back $3600 if you remain a tenant with us for at least 24 months and when you move out if the house is in good condition. The goal of this is to ensure we do not get the house back destroyed. The goal of this is to ensure we do not get the house back destroyed.
- We require last months rent to be paid to reduce our risk (payment plan available for this).
- We require a $500 water deposit to reduce our risk of being stuck with a large water bill upon move out. This will be refunded back to you after your 2 year stay.
- If you are a section 8 applicant, if after completing an application and we approve you for the house, we require 2 times rent in security deposit plus the water deposit specified above for us to take the property off the market.
